The SmartSpace Premier design takes sustainability a step further—transforming Leadership in Energy and Environmental Design (LEED) principles into specific building features and practices:

Environmentally responsible features include the use of recycled steel for the building envelope's primary structural component, as well as for the exterior finish of horizontal ribbed steel siding and flat pre-finished architectural steel panels. Recycled carpeting, MDF wallboard with natural, low VOC finish and other renewable resources, such as FSC certified plywood and bamboo chair rails, all work together for an exceptionally eco-friendly design package.

Indoor air quality is enhanced with optimized ventilation, C02 sensors, and materials that are formaldehyde- and VOC-free. Improved natural daylighting and excellent acoustics all come together to make SmartSpace a healthy place to be.

Energy-efficiency is optimized by the use of a high efficiency, ducted HVAC unit with occupancy sensors and energy recovery systems. These features work in tandem with superior lighting control sensor systems to balance the infusion of natural lighting through sun tunnels with efficient artificial lighting to dramatically reduce energy consumption. TPO "Energy Star" white roofing and insulated low E glass windows with sun-shades temper solar heat gain. Plus, rigid insulation over the walls and roof and sprayed Icynene insulation in the floor result in superior thermal performance.

The results of an energy performance analysis completed by an independent consultant called The Hickory Consortium showed that SmartSpace performs 54% better in energy costs when compared to a similar building designed to meet Massachusetts Energy Code criteria. According to the report, "Given the sterling performance of 54% energy savings, this building qualifies for all 10 LEED energy efficiency points."
